Most pre-approvals are surface-level — a credit check and a conversation. A fully underwritten pre-approval means the lender has already verified your income, reviewed your tax returns, and confirmed your assets before you start looking at homes. When you make an offer, the seller and their agent can see that your financing is essentially done. That is a meaningful competitive advantage in a multiple-offer situation.

Attorney Review

Both sides get attorneys to review, modify, or cancel the contract.

After the contract is signed, both buyer and seller typically have a 3-business-day attorney review period. During this window, attorneys can negotiate terms, request changes, or even cancel the deal — no penalty. It is standard practice in NJ (unlike most states), but the specifics depend on the contract language. We work evenings and weekends — and so does our attorney — giving us speed other buyers lack.

Inspections and Due Diligence

Home inspection, radon, and more — scope depends on the property.

General home inspection and radon testing are standard. Termite, septic, well, and other specialty inspections depend on the property type and location. Beyond inspections, we pull permit history, cross-reference septic capacity, and file OPRA requests to verify every modification. We negotiate repairs on your behalf — often as credits rather than actual repairs.

Day 45-60

Close and Move In

Mortgage, appraisal, title, final walkthrough — we coordinate everything.

The lender completes underwriting, the title company runs a title search, the appraiser confirms value, and you do a final walkthrough. We attend closing with you. You sign, receive keys, and the home is yours. Total timeline from accepted offer to keys in hand: 45-60 days.
