Your agent should know more about the home than you do.
Before you tour a single property, we pull the tax records, review the listing data, request the seller's disclosure, and flag anything that could waste your time. We are not showing houses — we are investigating them.

To buy a house in New Jersey, start by getting pre-approved for a mortgage, then identify target towns based on your priorities — commute, budget, schools, lifestyle, or investment potential. Work with a buyer's agent who investigates each property before showing it: tax records, listing history, seller's disclosure, and school zone verification. In NJ, there is a 3-business-day attorney review period after an accepted offer. After inspections and mortgage commitment, closing typically takes 45-60 days. Tang Group serves families, first-time buyers, investors, downsizers, H-1B visa holders, and relocators across Central NJ — Somerset, Middlesex, Mercer, and Morris counties.
How buying works in New Jersey.
From pre-approval to keys in hand — here is every milestone and what we do at each one.
Get Pre-Approved
Fully underwritten — stronger than a standard pre-approval.
Most pre-approvals are surface-level — a credit check and a conversation. A fully underwritten pre-approval means the lender has already verified your income, reviewed your tax returns, and confirmed your assets before you start looking at homes. When you make an offer, the seller and their agent can see that your financing is essentially done. That is a meaningful competitive advantage in a multiple-offer situation.
Define Your Priorities
Schools? Commute? Investment? We help you zero in on what matters.
Instead of 25 random showings, we help you focus on the 5 homes that actually fit. We advise on school district performance, commute logistics, tax rates, flood zones, and long-term resale trajectory — so you make informed decisions, not emotional ones. Most agents send automated MLS alerts. We have conversations.
Tour and Make an Offer
We investigate each property before you even tour it.
Before you step inside, we have already pulled tax records, reviewed listing history, checked flood zones, and verified school assignments. We verify bedroom and bathroom counts against the Certificate of Occupancy — discrepancies we have caught have saved clients tens of thousands. When you find the right home, we move fast.
Attorney Review
Both sides get attorneys to review, modify, or cancel the contract.
After the contract is signed, both buyer and seller typically have a 3-business-day attorney review period. During this window, attorneys can negotiate terms, request changes, or even cancel the deal — no penalty. It is standard practice in NJ (unlike most states), but the specifics depend on the contract language. We work evenings and weekends — and so does our attorney — giving us speed other buyers lack.
Inspections and Due Diligence
Home inspection, radon, and more — scope depends on the property.
General home inspection and radon testing are standard. Termite, septic, well, and other specialty inspections depend on the property type and location. Beyond inspections, we pull permit history, cross-reference septic capacity, and file OPRA requests to verify every modification. We negotiate repairs on your behalf — often as credits rather than actual repairs.
Close and Move In
Mortgage, appraisal, title, final walkthrough — we coordinate everything.
The lender completes underwriting, the title company runs a title search, the appraiser confirms value, and you do a final walkthrough. We attend closing with you. You sign, receive keys, and the home is yours. Total timeline from accepted offer to keys in hand: 45-60 days.

"We have used Holly for 14 years. She found us our first rental, then our first home, then our second home, AND managed our rental property. She is family at this point."
"When you are a 6-hour flight away, your realtor is the only person you can rely on. Holly was that person for us. She handled everything while we were overseas."
