What you're actually getting
Two product tiers in one community. Oakwood Park offers six floorplans across two distinct styles. The stacked townhomes (Bowery, Murray Hill, Union, Greenwich) are vertically-arranged units with 1-car garages and 1,004–1,930 sqft, priced from $509,990 to $729,990 — lower price point, lower maintenance profile. The traditional townhomes (Isleton, Ashton) are wider 2-car units with 2,387–2,558+ sqft and an optional finished basement (Ashton), priced from $749,990 to $759,990 — more square footage, more storage, more bedroom count.
| Tier | Floorplans | Size | Garage | Starting Price* |
|---|---|---|---|---|
| Stacked Townhome | Bowery, Murray Hill, Union, Greenwich | 1,004–1,930 sqft | 1-car | $509,990+ |
| Traditional Townhome | Isleton, Ashton | 2,387–2,558+ sqft | 2-car | $749,990+ |
*Base price per Pulte's public pricing (April 2026). Final price with lot premium, Design Studio upgrades, and finished basement options typically runs 10-20% above base.
Location & commute
Address: 7 Major Road, Monmouth Junction / South Brunswick, NJ 08852. The ZIP code is assigned to Monmouth Junction (a hamlet within South Brunswick Township), but for schools, taxes, and municipal services this is South Brunswick Township.
Train commute (NYC). The closest NJ Transit Northeast Corridor station is Jersey Avenue in New Brunswick — about 11 minutes by car, then roughly 55-60 minutes to Penn Station. Princeton Junction (on the same NEC line, better peak express service) is about 14 minutes by car with a 50-minute ride to Penn. Jersey Ave is the quicker drive; Princeton Junction has better NYC-bound express coverage during commute hours.
Driving. Route 1 is 0.5 miles from the community — useful for Princeton (15 min south), New Brunswick (10 min north), and the Route 1 tech/pharma corridor. NJ Turnpike Exit 8A is 7 miles east for the faster route to NYC or Newark Airport. Driving directly to midtown Manhattan takes about 56 minutes off-peak and 90+ minutes at rush hour.
Nearby. Heritage Square Shopping Mall is 2.5 miles. Quakerbridge Mall and Mercer Mall are about 10 miles each. Nassau Park Pavilion is 11 miles. Woodlot Park (green space) is 1.5 miles.
Schools
Oakwood Park feeds into the South Brunswick Public School District, ranked #14 in New Jersey on Niche 2026 (A+ overall). Assigned schools for this community are:
Brooks Crossing Elementary School — Grades PK–5. GreatSchools rating: 7/10.
Crossroads North Middle School — Grades 6–8 (South Brunswick has two middle schools, North and South, split by attendance area). GreatSchools rating: 8/10.
South Brunswick High School — Grades 9–12. GreatSchools rating: 7/10. Wide AP course offerings, competitive academics, and strong STEM/arts programs.
South Brunswick is frequently cited as the best-value A+ district in Central NJ — strong academics at a lower effective tax rate than Princeton, West Windsor, or Montgomery, with a median home price around $500K-$700K. The district serves roughly 8,000 students across 12 schools.
What we'd negotiate for you
Pulte, like most national builders, has specific areas where negotiation is possible and areas where they hold firm. Here's what a buyer's agent typically targets at Oakwood Park:
Design Studio credits. Pulte's Design Studio is where you select finishes, upgrades, and personalization. We push for $15,000-$40,000+ in complimentary or discounted upgrades — hardwood upgrades, kitchen tier bumps, bathroom tile packages, and finished basement credits on Ashton plans.
Lot premium adjustments. Homesites with better orientation, end-unit positions, or backing to green space carry premiums that are often negotiable, especially later in the release.
Rate buydown vs. price reduction tradeoff. Pulte Mortgage's rate buydown promo can be very attractive — but we always compare it against outside lender quotes and a price-reduction alternative. Sometimes the "free" rate buydown is priced into the home; sometimes it genuinely saves tens of thousands. The comparison takes 15 minutes.
Structural upgrades at construction cost. Adding a rough-in for a future bathroom, extending a deck, or adding the finished basement during construction is dramatically cheaper than after. We help identify which structural upgrades actually return their cost at resale.
✓ What we like
Pulte's build quality is solid for the price tier. South Brunswick's A+ schools at a lower effective tax rate than Princeton or West Windsor. Jersey Ave station is genuinely close (11 min). HOA covers snow removal and landscaping — real lifestyle value. Two product tiers mean different buyers can enter the same community at different budgets. The 10-year transferable structural warranty is a legitimate asset at resale.
✗ What to watch
No pool, no clubhouse — the amenity set is a sport court, tot lot, walking path, and gazebo. Route 1 at rush hour is real. HOA range is wide ($213-$488/mo) depending on floorplan — understand which tier your plan hits before signing. Pulte's warranty response on punch-list items can be inconsistent; pre-drywall and final walkthroughs matter more than most buyers realize. Stacked townhomes have a different resale pool than traditional townhomes — understand which tier fits your long-term plan.
Frequently asked questions
Pulte publishes starting prices from $509,990 (Bowery, stacked, ~1,004 sqft) up to $759,990 (Ashton, traditional 2-car, 2,558+ sqft). Final price with lot premium and Design Studio upgrades typically runs 10-20% above base. Pulte's pricing shifts — call us for current numbers on the specific floorplan you want.
South Brunswick Public Schools (#14 in NJ, A+). Assigned schools: Brooks Crossing Elementary, Crossroads North Middle, South Brunswick HS. South Brunswick is the best-value A+ district in Central NJ — the same A+ rating as West Windsor and Princeton at a lower effective tax rate.
Jersey Ave station (NJ Transit NEC) is 11 min by car, with a 55-60 min train to Penn. Princeton Junction is 14 min by car, 50 min train. Driving directly is 56 min off-peak, 90+ min at rush hour. Jersey Ave is the closer station, but Princeton Junction has better NYC-bound express service during peak hours.
Yes. The Pulte sales team represents Pulte. Your own agent reviews the contract, negotiates Design Studio credits, walks the home at pre-drywall and final inspection, and protects your interests — at no extra cost because Pulte pays your agent's commission (currently 2% of base). Critical timing: most buyers who visit the sales center without an agent cannot bring one in later. Call us before your first visit.
HOA ranges $213-$488/mo depending on floorplan (Associa Management). Includes snow removal, building insurance (for the townhome), landscaping of common areas, irrigation water and maintenance, basin inspections, street light electricity, fire suppression, and amenity maintenance. Amenities: sport court, tot lot, walking path, gazebo. No pool or clubhouse.
Pulte is one of the largest national builders with a long NJ track record. Build quality is generally solid for the price tier. Common friction points in public reviews: delayed warranty response, inconsistent finish quality unit-to-unit, and disagreements over what the 1-year materials warranty covers. The 10-year transferable structural warranty is strong. The single most valuable thing a buyer's agent does is walk the home at pre-drywall and final inspection — that's when problems are cheap to fix.
Base price is rarely reduced. What IS negotiable: Design Studio credits ($15K-$40K+), lot premium adjustments, closing cost contributions, and sometimes structural upgrades at construction cost. The rate-buydown incentive through Pulte Mortgage is attractive but should always be compared against an outside lender quote — sometimes "free" rate is built into the price. End of month and end of quarter give buyers the most leverage.
