Using your own agent for new construction costs you nothing (the builder pays our commission), but gives you expert representation, negotiation leverage, and construction oversight. Once you register with the builder's sales agent, it may be too late to bring your own representation.
What Builders Won't Tell You
Builder contracts are a dangerous game.
Their Contract, Their Rules
Builder contracts are 40-60 pages written by their attorneys. They include escalation clauses, material substitution rights, timeline flexibility (for them, not you), and limited warranty terms. Without an experienced agent reviewing these, you're signing blind.
Upgrade Markups
Builders make significant profit on upgrades — sometimes 50-100% markup. We know which upgrades add real resale value and which are cosmetic traps. We also know what's negotiable (more than builders want you to think).
Construction Oversight
The builder's sales agent works for the builder. They're not going to flag construction issues. We attend milestone inspections, catch problems early, and advocate for corrections before you close — not after, when your leverage is gone.
Always bring a buyer's agent who has worked with new construction before. The risks are too high to go alone. Our representation costs you nothing — the builder pays.

Builder contracts are written to protect the builder. We negotiate incentives, closing cost credits, upgrade packages, and timeline protections. Our attorney reviews every contract before you sign.

New construction FAQ.
Do I really need my own agent for new construction?+
Yes. The builder's on-site sales agent represents the builder. Their job is to sell you as many upgrades as possible at the highest price. Your agent's job is to negotiate on your behalf, review contracts, oversee construction quality, and make sure you're protected. And it costs you nothing — the builder pays our commission.
Does having my own agent increase the price?+
No. The builder's commission structure already accounts for buyer's agents. Whether you bring your own agent or not, you pay the same price. The difference is whether that commission goes to someone who represents YOU or gets kept by the builder's team.
I already visited the model home without an agent. Is it too late?+
It depends on the builder, but in many cases we can still be added as your representative. Call us as soon as possible — the earlier we're involved, the more we can negotiate for you. Some builders require agent registration on the first visit, so don't sign anything before calling us.
Which upgrades are worth it and which aren't?+
This is one of the most valuable things we do. Structural upgrades (extra bedrooms, finished basements, lot premiums) tend to hold value. Cosmetic upgrades (premium countertops, fancy light fixtures) are often overpriced by the builder and can be done cheaper after closing. We advise on every line item.
Can you help if I'm buying new construction as an investment?+
Absolutely. Several of our investors buy new construction in strong school districts for long-term appreciation and rental income. We advise on which communities and floor plans are most rentable, and can manage the property after you close.
